What is the duration of the mortgage loan?

The duration of the loan can extend over a period of 10 to 30 years depending on the age of the borrower(s) and the amount of the loan. Over this period, two cycles are to be distinguished:
  • the “capital amortization(s)” i.e. the repayment of the capital to the lender. In a word, the repayment of the amount that was lent to you.
  • the “interest” that must be paid by the borrower.
You always have an interest in repaying the capital as quickly as possible and therefore favoring a fixed-rate mortgage loan/credit for the shortest possible duration. Why? Because the more capital you repay, the less interest you will have paid at the end of the mortgage loan/credit contract.
