How does the credit application procedure work? Do I need to make an appointment to apply for credit?

In general, credit requests are taken by our advisors over the telephone. We then submit the file to one of our financial partners who gives us a response within 24 hours. If your application is accepted, we will schedule an appointment for you at one of our agencies so that you can sign your credit contract.

At what age can I take out a loan?

You must be at least 18 years old.

I am a student. May I borrow ?

Yes, provided you have an endorsement or deposit.

What are the costs involved in buying a new property?

The sale of new buildings is taxed differently. It is subject to VAT. The sale price includes : field registration fees. the "construction" part, subject to VAT (21%). Notary fees and costs calculated on the total value must be added.

I took out a loan with my husband. We are divorcing, what are the consequences on my current credit?

Your divorce has no effect on your contract agreement. The ex-spouses both remain jointly and indivisible liable for the amounts borrowed.

What are “conditions precedent”?

These are clauses indicated in the sales agreement which condition the birth of the legal effects of the loan / mortgage credit contract on the fulfillment of one or more conditions stipulated concretely in the notarial deed. The condition being in this case obtaining the agreement of the bank. It is therefore above all a protection for the future buyer in the event that his credit request is refused by the banking organization. Thus, when you sign your sales agreement, it will be subject to the suspensive condition that you obtain your loan/mortgage credit within the time limit set when signing the sales agreement before the notary or with the real estate agency. Concretely, this means that if you do not obtain your loan / mortgage credit within the agreed deadline, it is void (cancelled) unless you obtain an extension of the deadline to obtain your loan / mortgage credit. In this case, things are returned to their original state and each party to the sales agreement is released from their obligations. The seller could thus agree to sell his property to another candidate buyer who would sign a new notarized sales agreement. Can I apply for credit simultaneously with several different brokers?

Especially not. If you submit several credit requests to different brokers, your request will probably be refused because the Personal Credit Center will consider that they are different credits.
