A brief explanation of the calculation method:

Registration fees vary depending on the region where you live. You may be eligible for a reduced registration fee rate if you purchase a modest house. In Flanders, the rate is 5% and in Wallonia 6%. The modest house depends on your cadastral income and the number of dependent children:

  • Cadastral income of €745 if you have no more than 2 dependent children;
  • Cadastral income of €845 if you have 3 or 4 dependent children;
  • Cadastral income of €945 if you have 5 or 6 dependent children;
  • Cadastral income of €1045 if you have 7 or more dependent children.

Registration fees are a tax related to the registration of a real estate sale in Belgium.

Notary fees are set by Royal Decree and are identical for all notaries.

The amount of registration fees and notary fees are provided by law. The notary calculates them based on the sale price of the property. They are collected by the notary who then pays them to the relevant tax authorities. It should be noted that these fees vary depending on whether the property is located in Wallonia, Flanders, or Brussels.
