The loan term can range from 10 to 30 years depending on the age of the borrower(s) and the amount of the loan.
Over this period, two cycles must be distinguished:
- “amortization of the capital,” i.e., the repayment of the capital to the lender. In other words, the repayment of the amount that was lent to you.
- “interest” that must be paid by the borrower.
You always have an interest in repaying the capital as quickly as possible and thus favoring a mortgage loan with a fixed rate for the shortest possible duration.
Why? Because the more capital you repay, the less interest you will have paid by the end of the mortgage loan contract.
